The Estate Office

The Association maintains an Estate Office at flat 163 Brenchley Gardens. The office opening hours are:

Mondays         10am to 12pm
Tuesdays        10am to 12pm
Wednesdays   3pm to 5pm
Thursdays       10am to 12pm

Fridays           10am to 12pm (new)

You can telephone the estate office on 020 7564 1258. If the estate manager is unable to take your call, you can leave a message and we will call you back by the next working day.

There are two entrances to the office and each one has a letter box where you can deliver notes or letters. Our services

Grounds maintenance

Our estate caretaker / handyman, Tony Glazebrook, is responsible for cutting the grass and carrying out the gardening across the whole estate.

Estate cleaning

Tony also keeps the external areas of the estate free from litter. Our estate cleaner, Leroy McLean, sweeps and mops the internal areas of the blocks of flats on a weekly basis.

Communal repairs

The Estate Manager, arranges repairs to the communal areas. Many of these are actually carried out by Tony, others by the TMO’s main repairs contractors Canduns or OCO, and some are arranged through the Council.

Anti-social behaviour

Any instances of anti-social behaviour or neighbour nuisance should be reported to the Estate Manager who will take action to enforce the terms of the tenancy agreement or lease.

Housing advice and internet access

All residents can receive advice at the estate office about their housing position, repairs issues, housing benefit. A computer is normally available for residents to use at the office to check job opportunities or to access council or government services via the internet at no cost. Ring the estate office


Specific services to council tenants

In addition to the general services listed below, council tenants can access the following services through the estate office:

•    pay your rent by cheque
•    obtain a statement of your rent account or a new payment book
•    report repairs: these are carried out by Tony, otherwise by one of our contractors
•    arrange servicing of gas appliances
•    buy replacement bathroomor kitchen light bulbs at cost price which we will fit

Specific services for home owners

In addition to the general services listed below, leaseholders and freehold owners can access the following specific services via the estate office:

•    obtain financial information about costs incurred by the TMO
•    advertise your property for sale
•    help you to find sub-tenants
•    find out about builders or gardeners who know the estate well

Estate management

The Estate Manager is also responsible for:
•    ensuring rent is paid by tenants
•    arranging communal repairs (some will be carried out by the council's contractors)
•    dealing with empty properties and lettings
•    managing garages and store sheds
•    any other issue concerning the good management of the estate
•    consulting you on estate management matters and keeping you informed

Emergency services

In case of emergency during working hours (9am to 5pm Monday to Friday
except bank holidays) ring the Estate Office on 020 7564 1258. Outside working hours and at weekends and bank holidays the council operates an emergency service on 0800 952 4444.

Estate facilities

Recycling

There is a recycling bin available at each garage area. There are refuse bins for domestic refuse next to each garage area. Either open the steel door or go up the stairs and open the small door and put your rubbish in the bin.


Bulk refuse

BGMA will remove bulk items such as furniture from the bottom of the stairs to your block or from outside your house. Contact the Estate Office. You must not leave rubbish, bags or other items anywhere on the estate. To do so is a breach of your tenancy agreement or lease.

Don McCoan Community Centre

The community centre (next to 113-143) is available for private hire for £25 per hour (£20 for estate residents). To hire it contact the estate office. Look out for the various social events that BGMA organise in the centre.

Community fruit garden

All residents are welcome to work in and benefit from the community fruit garden which is situated next to flats 113 to 143 Brenchley Gardens. All enquiries to Chris Bailey on 020 7635 7992 or call at flat number 129.

Garages, store sheds and bike lockers

Garages, sheds or bike lockers occasionally become available on the estate. Garages cost £18.62 per week, sheds or bike lockers cost £36.00 a year. Enquire at the estate office.

Parking

There is free parking on the estate. You don’t need a permit. Please ask your visitors to be considerate to other residents when parking on the estate. Cars parked on yellow lines or hatched areas will receive parking tickets. We operate a residents parking priority scheme based on car stickers – register at the Estate Office.

Complaints, compliments and feedback

The committee and the estate manager welcome all kinds of feedback, whether positive or negative, which helps us to get things right for you. Complaints or compliments should be sent initially to the estate manager either in writing, by email, by phone or by visiting the office. If you are not completely satisfied with our written response, we will let you know how you can take the matter further by complaining to the committee or to the council’s complaints service.Brenchley Gardens Management Association hopes you enjoy living on our beautiful estate and we look forward to your help in ensuring that it remains a lovely place to live.
